Real Estate Manager, Gap Inc.


This position is primarily responsible for collaborative development of a strategic retail real estate market plan for each brand across the western region and delivering on that plan through analysis, negotiation of terms, presentation, and processing of Lease Actions, and in some cases capital deals, from initiation through final approval and lease documentation.

This position will work across all brands on the western half of North America. This position will work cross functionally with internal store development business partners; pipeline project management, architecture, engineering, estimating, procurement, construction, and maintenance. Also, this position will work cross functionally with Real Estate Law and Lease Audit teams.

  • The role involves collaborating with internal business partners as well as interfacing with the external landlord community
  • Role includes developing and executing negotiation strategies with landlords to maximize benefit to Gap Inc
  • Requires direct knowledge of each real estate location, trade area, traffic flow, competitor placement and performance, and any changes in the market that needs to be considered in review and negotiation of the real estate pipeline


  • Primarily execute Lease Actions, and in some cases capital deal negotiations, from initiation through final approval and documentation
  • Interact with the landlord community on behalf of Gap Inc. businesses, including timely communication of real estate decisions to landlords, as well as promoting Gap Inc. as a tenant of choice
  • Manage real estate pipeline timelines and ensure timely decisions and adherence to process
  • Review and evaluate store investment pro formas for prospective real estate transactions
  • Collaborate with business partners to present real estate transactions and recommendations at various committees and/or off-line to gain direction, alignment, and final approval
  • Collaborate with business partners and support staff to ensure timely, complete, and accurate capture and input of data and supporting documents required to process all real estate transactions for review and execution
  • Assist in developing a real estate strategy that articulates a point of view with supporting documentation for each store and/or void that leads to development of the company's annual market plans
  • Partner with Real Estate Law to ensure leases are executed in a timely manner to mitigate any potential deal risk to Gap Inc
  • Partner with Store Development to ensure the timely and clean delivery of new deals, downsizes, repositions, remodels and any other real estate transaction, including assisting in ongoing store maintenance issues
  • Partner and, in some cases, lead the negotiation with landlords to support Occupancy Audit, which includes: tax, audit, co tenancy and other miscellaneous claims
  • Develop and manage external network of real estate consultants and brokers to support Gap Inc.'s real estate activity
  • Develop external network/business relationships with other retail real estate professionals
  • Will support Sr. Director and Director RE Field for the Western Region/territory




  • 3 + years of retail Real Estate experience in a Retailer and/or Developer environment, or 5 + years of relevant work experience in project or program management, preferably within management consulting, real estate, construction and/or development
  • Knowledge of or strong interest in Real Estate and Retail
  • Ability to manage multiple, sometimes conflicting, projects and comfortable with ambiguity
  • Experience in financial analysis
  • Ability to think strategically

  • Strong analytical, communication, and presentation skills
  • Able to work well in a team environment with a successful track record of collaboration with different Business Functions to achieve a single aim

  • Bachelor's degree or equivalent experience required
  • Ability to travel, including air and overnight
  • Computer literacy skills (excel, word, outlook, etc)
  • This position will be based at Gap Inc. 2 Folsom St., San Francisco, CA
