Real Estate Manager, Gap Inc.

OVERVIEW This position is responsible for managing real estate assets for all Gap, Inc. brands. This position will project manage the North American negotiation and processing of packages and new stores as part of a major landlord(s) portfolio management. This position may also be responsible for collaborative development of a strategic retail real estate market plan for each brand across a region. In both cases, responsibilities include delivering on that plan through analysis, negotiation of terms, presentation, and processing of Lease Actions and capital deals, from initiation through final approval and lease documentation. This position will work cross functionally with internal store development business partners; pipeline project management, architecture, engineering, estimating, procurement, construction, and maintenance. Also, this position will work cross functionally with Real Estate Law and Lease Audit teams. He/She will influence, coordinate and lead as required to manage business transactions with major landlord He/She may also be responsible for managing same across a geographic region. KEY RESPONSIBILITIES Work with Director, Strategy and Analytics to guide annual development of the Portfolio Market Plan across the Real Estate Field and Brand Corporate Finance teams Identify and analyze risks and opportunities of cross-brand, cross-regional Real Estate portfolios through review of financial terms, lease metrics, landlord and market strengths/weaknesses and Corporate/Brand priorities Develop and maintain revised reporting to provide strategic recommendations and Landlord Scorecards for Corporate Real Estate Senior Leadership and Landlord Portfolio Managers Develop and maintain database of retailers, retail industry and trends by compiling information from Real Estate Field, Brand Real Estate Finance, Real Estate Law and other relevant Business Partners Perform trend analysis on historical negotiations (business, legal and financial terms) and identify factors to guide recommendations for store lease actions that will deliver maximum leverage Project manage and document annual Landlord portfolio package negotiations Support portfolio leader in negotiations both internal and external Project manage meetings with landlord, attending and participating in negotiations. Ensure negotiation discussions are accurately captured and consistent with landlord's understanding. Primary liaison for process questions on deal status, negotiation status and follow-ups/deliverables. Main point of contact for ad hoc landlord projects, internal coordination of business plan's, tracking progress and follow up, and gathering materials for real estate and financial analysis of opportunities Maintain external tracking documents for sharing material between Gap and landlord and use for follow-ups to meet expected response times on both sides Provide guidance/support/and will be primarily responsible, for obtaining CFO approval and processing of all non-cap deals once package is approved Provide guidance/support for approval and processing of capital deals (managing internal and external discussions, timelines, etc) as requested by Portfolio Leader Provide guidance and support for real estate law to complete lease documentation Will be responsible for all Lease Action Options, not associated with the package, and processing them through to CFO approval which may include obtaining REC Approval to exercise the option


  • BA / BS in Finance, Economics, Statistics, Business Administration, or an equivalent field
  • 5+ years professional work experience in an analytical role. Relevant backgrounds include finance, strategy, or business consulting
  • Understanding of investment finance fundamentals Critical thinker; exceptional analytical and problem solving skills and proven ability to influence across the organization at multiple levels
  • Must be data-oriented and have proven ability to interpret and synthesize data, making recommendations to drive business decisions
  • Must have great attention to detail and work well under pressure with consistent accuracy
  • Must possess executive presence and be comfortable presenting to senior management and working in cross-functional teams in a professional, mature manner
  • Proven track record of driving and implementing strategic initiatives
  • Must be comfortable with process and have previous experience in developing processes that span/impact cross-functional teams
  • Demonstrated ability to manage multiple projects and able to prioritize in a fast-paced environment
  • Strong oral and written communication skills
  • Experience with leading Real Estate transactions/deal negotiations
  • Must be an advanced user of MS Office, which includes, Word, Excel, PowerPoint and Access
