a. Selects, supervises, counsels, trains and evaluates non-exempt personnel in accordance with company policies.

b. Knowledgeable in all aspects of building related disciplines, so that licensed and skilled tradesmen properly maintain and carry out a wide variety of diversified maintenance activities such as, but not limited to: Repair and install of the following systems: HVAC, boilers, chillers, process water, water treatment, hazardous gas detection, compressed air systems, environmental test equipment. Electrical equipment and power distribution. Onsite emergency power generation. Domestic and process piping systems. Maintaining pumps & blowers. Masonry work, carpentry, office partitions, moves and office relocations.

c. Responsible for ordering facilities maintenance equipment and supplies through online ordering system or equivalent.

d. Prepare related department purchase orders and change orders

e. Verify department expenses are appropriately and timely paid

f. Analyze and determine preventative maintenance schedules for all general maintenance tools and equipment, support equipment, and department vehicles.

g. Develop and revise statements of work for selected contractor services such as pest control, janitorial, landscaping and snow removal.

h. Act as lead person for snow removal duty for respective site. Apply best effort to ensure grounds, parking and walkways are safe for passage.

i. Monitor building maintenance and custodial supplies, and keep them at optimal levels to minimize costs while maintaining acceptable service levels.

j. Performs other duties as assigned.


a. Responsibilities for Work of Others: First level supervisor of non-exempt Facilities tradesmen and contract personnel.

b. Supervision Received: General direction as required. Independent thought and ingenuity required.


a. Within Company: Management within the function framework of the Facilities organization; interface with many levels within BAE Systems including employees-at-large, and occasionally with top management.

b. Outside of Company: Vendor/maintenance contractors, possibly regulatory agency interface as required.


a. Physical Tasks: May be required to exert physical energy associated with climbing, lifting, operating, and utilizing various equipment within the Facilities Department.

b. Working Conditions: Buildings and ground environment. Possible exposure to electro-chemical hazards. Vary from normal office environment to outdoors in all types of weather. May work extended hours or weekends.
