The RE&D Finance team is seeking an Financial Analyst to help support and drive the accounting and reporting for our global Real Estate & Development team. This role is responsible for real estate lease accounting, external and management reporting, SOX compliance activities and control to ensuring the accuracy of external reporting for real estate leases.

Key Qualifications

  • Bring 5+ years of professional finance experience
  • SOX compliance experience
  • Detailed Knowledge of all aspects of New Lease Accounting (ASC 842) and Reporting
  • Solid understanding and application of the new lease accounting criteria
  • Provide analysis on all lease related B/S and I/S balances
  • Drive resolution on open lease accounting problems across the business
  • Be a self-starter with the ability to meet deadlines in a fast-paced environment
  • Build effective business partnerships and be an excellent team player
  • Strong performance in a fast-paced, innovative environment
  • Excellent analytical and Excel modeling skills
  • Effective written, verbal and presentation skills; with ability to present to all levels within the organization

Description

Based in Cupertino, the financial analyst will be responsible for accurate reporting of leases associated with the real estate portfolio, 1200+, around the world for P&L and balance sheet. In this role, the analyst will have a close partnership with Corporate and Retail Real Estate, and GBS to ensure accurate lease accounting worldwide in accordance with ASC 842. This position partners with many cross-functional business partners including Corporate and Retail Real Estate & Development, Technical Accounting, Legal, Tax, Business Assurance, and Apple Shared Service teams around the world. You will: Review initial lease assessment for new leases Review proper treatment for leases (finance vs. operating) Perform various lease analyses (trend analysis, fluctuation analysis,) Provide analysis on all lease related B/S and I/S balances Review and analysis of abstracted lease data Prepare reporting on lease portfolios Month-end close External reporting Assist in SOX compliance Work directly with the Auditors to provide information as it relates to leases Drive system and process improvements

Education & Experience

BA/BS in Accounting or related field CPA a plus
