Amazon Physical Stores is seeking a Senior Real Estate Manager who is highly analytical with a strong process orientation and possessing experience in a broad variety of retail real estate leasing venues. The Senior Manager, Real Estate will report to the Real Estate Format Leader.
In this role the selected candidate must be the subject matter expert on retail property leasing within a specific region of the country. She/He will be charged with the site identification, evaluation, and lease negotiation of retail appropriate sites in support of our Physical Stores retail site expansion plan. This individual will be responsible for the communication and coordination efforts with the Physical Stores legal and store development teams, as they collaboratively create and execute geo-level growth and penetration strategies across the US.
The ideal candidate must be able to effectively work with our Real Estate Strategy and Planning Managers in utilizing the GIS based real estate site selection models and methodologies designed to improve decision making efforts.
In addition, this candidate must have a demonstrated proficiency in identifying, sourcing, and managing regionally based third party leasing
specialists (e.g. real estate brokers) located within a specific region of the US.
o Continuously refine and execute upon regional market planning strategy using demographic, economic and other relevant data
o Build a robust pipeline of opportunities through site selection and negotiations
o Develop and manage broker relationships
o Negotiate complex lease and legal agreements
o Craft deal economics to ensure sites meet return requirements; generate pro forma analysis in partnership with Finance
o Conduct field tours with senior leadership and key stakeholders
o Effectively communicate expectations, requirements and status of projects to key business partners both internal and external
o Manage a relevant system of metrics to manage pipeline and portfolio
o Demonstrated track record of delivering high-quality results in a fast-paced, ambiguous environment
o Relentlessly high standards and attention to detail
o Bachelor's Degree in Real Estate, Business Administration, Finance, Engineering, Architecture, Planning or related field
o 5+ years' experience in retail real estate site selection, negotiations and development
o Willingness to travel up to 50% of the time
- Master's Degree in Real Estate, Land Use Planning, Geography, or equivalent.
- Demonstrated ability and experience negotiating complex land rights agreements including expertise in the development of innovative and efficient land acquisition practices for capital projects.
