The Senior Construction Project Manager for Non-Retail is a hybrid position based out of our Marlborough, MA office. Responsibilities include leading non-retail projects (distribution center related) working with Landlords, Architects, General Contractors, and internal Design & Planning departments. Provide construction updates to TJX management. This position will work across all TJX brands supporting Marshalls, TJ Maxx, HomeGoods, HomeSense and Sierra distribution centers across the US.

Responsibilities:

  • Lead all assigned non-retail construction projects through design and construction, including scheduling, budgeting, and managing costs (e.g., new expansions and remodel of distribution centers, office / support space, warehouse, and trailer yards / parking etc.).
  • Work with all divisions (TJX Corporate brands) representatives & finance on creating the project list that will require senior management approval, then will need to be implemented for that fiscal year.
  • Focus on preserving capital when making financial decisions with the DC operations group on the scope of work and cost, to make the best efforts to stay within the final approved budget, scope, and cost during the duration of each project.
  • Capital budgets for assigned projects will range from $50,000 to $25,000,000.
  • Lead bidding process, either individually or with assistance of internal procurement department, including creation of SOV, bid qualifications, bid leveling, and selection of contractor.
  • Assemble and submit all pertinent contract information to internal personnel responsible for generating contracts.
  • Ability to validate entitlement, negotiate cost and process change orders.
  • Partner with internal Workplace Services team to create and ensure compliance with project plans, building specifications and contract terms with third party contractors.
  • Coordinate construction process to follow Federal, State, and local regulations and codes.
  • Facilitate the creation of drawings and specifications details with internal and external business partners.
  • Review preliminary and final construction documents for projects to ensure adherence to project plans and TJX standards.
  • Coordinate and disseminates project plans to all members of the project team for all assigned projects.
  • Lead day to day operations of assigned projects including leading progress meetings, Teams (weekly / bi-weekly) calls.
  • Conduct site visits to verify work has been completed satisfactorily and issue punch list.
  • Review and process invoices and requisitions from vendors, contractors, and designers.
  • Maintain archives for all project documents.
  • Elevate issues to TJX senior leadership.

Who We Are Looking For: You.

  • Bachelor's degree in Construction Management or similar degree.
  • 8+ years of construction project management experience.
  • Experience with non-retail (distribution center) development preferred.
  • Knowledge of site work including working with utility companies and municipalities for approval.
  • Ability to comprehend and analyze CPM schedules.
  • Understanding of contract documents and specifications.
  • Knowledge of State building codes, ADA regulations, OSHA laws.
  • Experience working on complex projects which involve vertical transportation, such as elevators and/or escalators.
  • Excellent written and verbal communication skills.
  • Strong contract negotiation skills and experience.
  • Strong organizational skills and ability to run multiple projects simultaneously.
  • MS Word, Excel, PowerPoint, Project and Procore experience.
  • Travel required, for progress and quality assurance checks.

This position has a starting salary range of $99,600 to $129,600 per year.

Actual starting pay is determined by a number of factors, including relevant skills, qualifications, and experience.

This position is eligible for an annual incentive as well as long-term incentives.
